If you're buying a home with Infonavit or Fovissste financing, the institute requires an appraisal from a certified appraiser before authorizing your loan amount. Here's how the full process works.
Step 1: Schedule the visit
Once you have your pre-approval or loan authorization, we schedule the site visit. We coordinate the time directly with you or with the seller, depending on the case.
Step 2: Site survey
During the visit we take measurements and photographs, and review the property's physical condition: age, upkeep, finishes, and available utilities/services.
Step 3: Market analysis
We compare similar properties in the same area to determine a fair market value, following the methodology recognized by Infonavit and Fovissste.
Step 4: Report delivery
The report is delivered digitally, ready to be uploaded to the institute's system. In most cases, the entire process takes between 5 and 10 business days from the site visit.
Documents to have ready
- Official ID of the owner or seller.
- The deed or a document proving ownership.
- An up-to-date property tax receipt.
- Access to the property on the day of the visit.
What if the appraisal comes back lower than expected?
It can happen, especially if the property has some particular condition that isn't obvious at first glance. If that happens, we walk you through the comparables we used and, if applicable, what options are available.
